Why will a real estate attorney no help or take action until it's too late?

More details to this question:
I have tried to get help from attorney's and one will only help when bankruptcy is the only option and the other only when a foreclosure is eminent. I want to get help before either of those things is close to happening.

Our office represents clients who are in similar situations all the time. Each case is different depending on the amount of the debt, the actions of the Mortgagees, and the goals of the client. Short sale, modification, redemption, foreclosures, litigation, and bankruptcy are all options. Honest dialog with the client of what the options are and what their goals are guide the direction we take on each case.

You have to have an active case in order for an attorney to help, usually. The bankruptcy attorney wants you to retain him or her to do a bankruptcy. The foreclosure attorney wants you to retain him or her for a foreclosure, but one has not been filed yet.
