I leased kitchen equipments to restaurant. Sometimes some restaurant closed without notice. That makes landlord hold the equipment not give me back. Sometimes the restaurant new owner continue to use the equipment and refused to pay. We signed contracts with restaurant owner. Not landlord. How can I do in such kind of cases? Thanks.

In the future you may want to document the transactions as a financing lease in which you retain title to the property. The lease or a memorandum of the lease can be filed. In addition, you may want a written agreement with each landlord that subordinates the landlord's right to a lien in favor of your lease.
