Termination of a commercial lease

Asked on Jun 21st, 2016 on Commercial Litigation - Ohio
More details to this question:
Last December we decided to buy an existing tanning salon in a small plazain ohio. We are doing a lease to own on the equipment but changed the name. Recently a gun shop opened up in the unit next to us. Since their opening we have had several customers say the feel un safe and will not return once their membership is up. Some want their remaining visits refunded. My question is may we terminate our lease and relocate do to the loss of business for this reason?

Is there anything in your lease which prohibited the landlord from leasing the adjoining space to a gun shop?  Is there anything unlawful about the gun shop's operations or does it in any way violate your lease (e.g. if it results in obnoxious odors, it may violate your right to quiet enjoyment of your leased premises)? If not, that was a risk you took and not a basis to avoid the lease.
