My son stopped up the toliet in our renter house. I called for a emergency and a water company as soon as they heard insurance and got a claim number they started ripping up all the carpet breaking bottom borders etc . Well insurance was cancelled months ago. So now I'm stuck with the 10 grand bill for them taking out carpet that wasn't wet. I have time stamped photos of where the water was and photos of the rooms that was dry and them ripping up the carpet. My bed is on the floor .wouldn't my bed have water damage stains? If there was water 100 feet away in the master??? They ripped up all they could and now they are trying to charge me. The first bill was 4600 but said that is voided now ? And the balance is 9,992 $ the water was running for a hour in the restroom. Now they are telling me I have 48 hours to pay them or they put a lien on the rental property? I'm a single mom I clean homes for a living I don't have that kind of money. I asked for some payment plan and they said no.

Can't have it both ways......As this was a rental property, the damage was done, and since you don't seem to have handled the situation well from several angles, you are likely stuck with what you now claim are excessvie repairs as a practical matter since you won't likely be able to afford a lawyer either. You may want to get a home equity loan or find some other means to pay the repair bill and simply factor that into the future rent. On a positive note you need to keep reocrds of the expenses for tax purposes as you might find some benefit there at least.
