Breach of Contract

I have a 12 month lease with a city marina that allows me to pick up and drop off my passengers. The lease has no language about times that I can or can't operate.The marina did allow my to operate as late as 11PM last year. They asked for my schedule and even passed it out to the other boaters. This year I showed them a new schedule that went to midnight on the weekend and they told me I can't operate past 10PM. I had just made a deal with a local restaurant to shuttle their passengers to and from the city marina as late as 12 midnight. The contract does say I need to follow the marina rules. OK...the Marina rules say no loud noise between 10PM and 7AM.... Again I was told NO. I got up set and told the Marina to end my lease by e-mail. They did and sent me a check for the unearned amount. I then found out the city is talking to another Water Taxi company. I have not cashed the check. HELP!
