The buyer had a 60 day option to purchase the property from June 30th to August 28th which is 60 days he sent me a email on August 29th one day after the option to purchase so did he breach the contract

It certainly sounds like the option probably was expired at the time the buyer attempted to execute it. I am assuming you do not wish to proceed with the transaction? Did the agreement specifically state that the option started to run on Jue 30th?
