More details to this question:
We signed a contract and 2 weeks before the closing date we decided not to buy the property mainly because of my wife's health, I.E. depression, anxiety, stress and sleep apnea. She has seen Dr's, is on anti-depression meds and was tested for sleep apnea.

Not sure what the question is, but if its whether your wifes medical conditions are a basis for breaking the deal, as a general rule NO,unless such a contingency exists in the agreement. This is amplified more by the likelihood that you were aware of these conditions at the time the offe was tendered.
