Can i get out of this contract without paying a monthly fee?

We have a cable one business account internet plan 3 year contract. We started the contract at a rental location in fargo nd, and we are now moving to mapleton nd. cable one offers NO services in mapleton nd. reading the contract I found an "availability" clause. it states that "in the event cable one determines that service is not available to customers location this agreement shall be void." when I called them they said I only had 3 options. either cancel and pay a monthly cancellation fee, keep the unusable service and pay the monthly bill, or find a replacement person. this seems like a breach of contract on there part to not offer me to void the service. and even if they would not void the service if feel like agreement would be deemed unconscionable, it is grossly unfair for me to pay for an unoffered service. I am just wondering if there is something I can do to get out of this contract (to void it)? since I have already called them and they wont give me that option.
