can my landlord raise my rent 150 dollars

More details to this question:
so my landlord is giving us a new lease to sign because my roommate is moving out, The new lease is for 1,000 dollars a month and our old one was 840, their is no property here we have no yard, backyard, constant maintance on the building cause it is so old, Im just wondering if he is able to do that?

Is your space rent-controlled or rent-stabilized?  If not, the landlord can ASK for what he wants, and you can refuse and make a counteroffer, and move out if you can't get the landlord to agree to what you consider a fair rent.
