QUESTION

code violations close us down but landlord knew. . the code inforcement told me! ! But still entered in a contract with us.

More details to this question:
I rented a building for a social club 6 months ago. We were un able to make the rent so, the landlord accepted the about from our events at the door every week. A cOuple months later I am contacted from the city swaying there in a problem with the water and they shut my water off Without explanation. All they could say was they were going to have to dig and nobody could enter the building without running water. So I decide to get the fire extinguishers updated etc all while code enforcement wanted to check everything as well. During their visit I am told that we cannot have a social club in the current building because there are no fire emergency sprinklers in the building. As a SoCial club wee must have sprinklers due to the size of the building. I do not own the building so why should I have to put 10k worth of sprinklers in. So of course we have to break out lease and close down. They also told me they just told the landlord and he didn't tell us just let us sign the lease.

Unless your lease specifies a particular use of the property, its not the LL obligation to make sure it suits your needs. You will need to have lawyer review lease, but you may find that if you want torun social club you will need to pay for the build out, run a different business there or risk breaching lease and having lawsuit.
