Merchant states that lease is non-cancellable for 48 months. I have paid 17 months and closed my business. Merchant wants me to pay remaining 31 months.

You will have to have lawyer look at the agreement terms and help work through the options. If you have a personal guarantee, you may well be stuck as the obligation was yours as well as the business.
