I am a land owner who leased my property, through a signed contract, to an LLC that produced an outdoor music festival on my land. They left garbage and dumpsters on the property, which, by contract, they were obligated to remove. By the terms of the contract they were to pay me 3 days ago. I have sent emails and texts and have had no response from them. What are my options to get paid and have the garbage removed?

Remove the garbage and save the receipt from the cost. You are not going to get an order compelling someone to pick up the trash. You have a damages case for the fee and the other costs. Depending on the amount at issue, you will have to sue, but which forum depends on the amount.
