QUESTION

I signed a lease and I want out.

More details to this question:
The lease says the tenants owe rent but I haven't moved in yet. If I never move in am I legally a tenant? I'm trying to get someone to take my spot on the lease but incase that doesn't happen, I'm trying to cover myself.

You are a tenant because you gained the right to occupy the premises as soon as you entered into the lease.  Thus, you are obligated under the lease whether you ever occupy the space or not.
