Landlord Stealing Power

More details to this question:
I own a small business in a 3-story-building. I'm on the basement/ground flr, 2 residential levels on top. I was changing light fixture down in the basement, and I found out that my landlord has been using my power for all this time. There's a separate section in the basement with 2/3 water heater tanks and heating furnace for the entire building. What are my chances of success with a lawsuit against my landlord?
