my realty sales agent is not responding to potential buyers.

More details to this question:
my realty sales agent is not responding to potential buyers. I had 2 friends ask my agent ,by email,about my house which is listed with said agent, AGENT does not reply to these potential buyers. I want to either terminate the sales contract or sue agency , whichever is cheaper to do.

Neither is cheap if the agent won't voluntarily cancel the deal. The "my freinds sent an e-mail" issue may or may not be useful but also suggests that there has beenan ongoing inssue with you and the agent such that you would have your friends e-mail pretending to be buyers. If the agent wont concel the contract you will likely need to retain a lawyer to intervene, whether tby suit or other means.
