Oklahoma has adopted Transfer on Death Deeds which allow you to file a deed now transferring title to all three children that takes effect on your death. This is better than leaving it to them in your Will because it doesn't require probate, may easily be changed or canceled before you die, and you still maintain ownership until them.

Do you want to retain ownership until you die (i.e. have the right to sell, rent, or otherwise use the property), or do you just want to retain the right to live there until you die? Either of these is easily accomplished, but the structure would be different. Also, do you want the children to gain an interest now, or only upon your death? If the latter, you can leave it to them in your will, which would allow you to change your mind at any time before you die (for example, if one child wins the lottery, one becomes seriously debt ridden, and you decide to only leave the property to the other two, or to the other two and the children of the first - life is unpredictable.) Again, easily accomplished, but different structures. Bottom line, I don't know what you mean by a "survivorship deed" (maybe it's an Oklahoma term), but there should be no problem transferring title to your three children equally, whether you also remain on title or not.
