What steps do we take to make this deed change?

More details to this question:
As an unmarried couple, the condo is in both of our names and fully paid for. Since we are no longer together, he has agreed to sign over his share of the condo free and clear to me since I will be living in it and accepting other financial responsibility, i.e. utilities, HOA fees, taxes, etc.

A new deed will have to be prepared which is in keeping with your agreement. You should consult a real estate attorney to review all of the documents and advise you to insure that the new deed is in line with your agreement and does not result in any unintended consequences.

If the property is in California you can have him sign a quit claim deed transferring his interest to you. These documents need to be notarized.

I would suggest that you can take an attorney and have a deed drafted to undertake in place into affect what you wish to have happen. He will have to quit claim his interest to you and the various records with the condominium Association will have to be changed so that the responsibility for the utilities fees and taxes etc. will be transferred to you.

He would simply need to sign either a Quit Claim or Warranty Deed and that Deed would have to be filed with the proper authorities.
