Can an hoa evict a new owner?

More details to this question:
I received a letter stating that my HOA needs too approve the buyer on my house , do they have the right too do this?

If within the documents of the Association (much like a Condominium Association) it requires such approval, then yes they can have the right to prevent a new owner. It is not as common with HOA's, but it does happen.

Condos do it b/c its specifically provided in your condo docs. I haven't heard of a HOA doing it for single family homes. You would have to review the homeowner ass'n documents, which are usually published on-line (google your County recorder or Clerk to get on recording website then search for your association name).
