First Question : it the trailer attached to land? Or is still a "mobile" home? Second Question: is it title in only your step-mother's name or both names? Let's assume for this answer that the trailer is not attached to land and is titled solely in your step-mother's name. In that case, her daughter can list the trailer for sale, sell it with a bill of sale or receipt and sign the title under the power of attorney. She should present the power of attorney at the Secretary of State's office when the purchaser goes to get a new title. The proceeds can be passed on to your father or however the power of attorney requires.
