More details to this question:
Her house is actually in my and my 2 sisters names. One sister is deceased. We want to know what to do so the house can be sold. I live in Tarrant County, Texas. Moms home is located in Bell County, Texas. We do have a will but it has not been probated and we dont want to do that if we dont have to. I need advice on taxes, how to sell the house, etc. The estate is not large at all.

If the house is not in your mother's name, it is already owned by you, one sister and the other sister's estate.  If there is more in the estate than the house, you will have to probate the Will to get it.  Contact a probate attorney who practices in the county in which your mother lived and died.

This is general information. It cannot substitute for a personal consultation with an attorney. It is not intended to be legal advice or imply an attorney-client relationship.
