How do I remove an ex from a house title?

More details to this question:
My boyfriend lives with me and he has a mortgage with an ex girlfriend from 6 years ago. She just left and has never made a payment or anything. He is not even sure how to get in touch with her. A year ago she was arrested but no address was given. We want to live in his house but I wonโ€™t until her name is off the house. When I got divorced I did not get half of my house that I paid for so, would she be entitled to anything is she abandoned the home?

Your boyfriend can re-mortgage the home into his name alone. To have the deed changed he will have to get his ex to sign a Quit Claim deed over to him. If he truly does not know where his ex is living, he can ask the court to quiet title in his name and put a legal advertisement in the paper to that effect, giving her an opportunity to respond. If she doesn't respond within a specified amount of time, then the court will remove her name from the title or cause the register of deed to issue a new title in his name only.

She's on mortgage only the bank can let her off.

You have to refinance or file a petition for Partition of Real Property.
