If a liability waiver is signed can I still be sued?

More details to this question:
I have run a home daycare for 51/2 years in a home I rent with the landlords knowledge. Recently we found that no affordable insurance covers the use of the swimming pool by the children. If I have parents sign a waiver can they still sue my landlord?

the liability waiver would not be sufficient protection for the landlord. the parents would argie that they did not understand what they were signing or that the waiver is against public policy. i would either get insurance or close the pool. ed dimon, esq.
