Private property parking lot

More details to this question:
My business neighbor won't stay off my private parking lot. I have told them several times to stay off the property as they constantly park on my lot along with drive commercial vehicles across the lot which has only a thin asphalt coat. I have no parking/tow away signage posted. I have video of me telling them to stay off the lot along with pics of them on the property. I have also called the local authorities twice. Verbal notice to stay off the property has be stated to the owner of the business. He stated he was going to do what he wants. I'm posting no trespassing signage tomorrow.

You can sue the business for trespass and seek an injunction against their using your property.  If you succeed and they violate the injunction, they could be held in contempt of court and face stiff penalties, theoretically including incarceration.
