EB1C Managerial Position Green Card

I need some advice for EB1C for Managerial Position. Here is some info. My client is a small company located in China. The son of the client is currently studying in US on F1 visa. He has been working in my client's company as manager for at 2 years before coming to US (He arrived August 2017). My client's company has about 10 people and annual revenue is US$ 200,000. I have a business here in US with annual revue US$ 700,000. I am the only employee in my business. 1. Will my business be too small to sponsor the son on EB1C Green Card application? 2. How to establish the relationship required between my client's company and my business (to the same employer, or to a subsidiary or affiliate)? I can either offer them half or 100% of my ownership. 3. If I understand correctly, we can file EB1C (I-140 and I-485) while he is still studying under F1 visa? 4. Do I need a physical address for my business to be eligible? (I do rent physical warehouse in CA)
