How can I bring my attorney to arbitration for malpractice?

More details to this question:
My Mother left her condo to my sister and I. Not knowing Florida law, we were the witnesses to her signature in front of the notary. My Mother's trust attorney filed the deed and did not tell us we needed to get her signature witnessed by anyone other than us. No buyer can get title insurance. making it a defective deed. We have had to let two offers go and now it has to go to probate, where all my relatives can file a claim to part ownership. My Mother left her condo specifically to my sister and myself. My brother passed away but has 3 descendants. We would like to sue or take our attorney to arbitration but cannot afford expensive legal fees. What do we do?

The problem here is OUR attorney. The lawyer was your MOTHERS lawyer. If there was a "ladybird" deed or something of the sort it may be difficult to hold the lawyer responsible if the deed is taken by the client and notarized and signed elswhere and returned for filing. BEFORE you accuse the lawyer of malpractice, you would need to have retained another estate lawyer as an expert that says such an issue equates to malpractice.
