We recently signed a lease renewal for our third year. We carried over some of the original deposit monies still owed, but with signed plans arrangements in lease body stating improvements to property done by us would satisfy back deposit fees in full. These improvements have been completed and are verifiable. So that leaves rent due October 1st as the only unpaid item. Our out of state landlord says that if we do not pay in full in 5 days, she will immediately seize property, we work full time and can't physically move in 5 days, nor arrange for payment in that time without losing our jobs. We thought we would have at the very least 10 days if not 30 to relocate.
If you are referring to a residential lease, the answer is "no." The landlord cannot forcibly enter. The landlord cannot seize any personal property. If you are referring to a commercial lease, UNLESS the lease states otherwise, the landlord CAN enter the premises, CAN lock you out, and CAN seize your personal property for nonpayment of rent.
