We rented a house from a friend we pays rent on time. We did not have a lease we just told her that we would let her know about a month before we were moving. She is the one who didn't want the lease. We got a puppy while living their and the puppy ruined the carpets. "Per stains and chewed the stairs." we cleaned up all messed right away with the puppy and even rented a shampooer from the local grocery store to try to get rid of the stains. We told her that the carpets were bad and the the dog chewed up the stairs. She said she would take care of it. "Without even looking at the carpet" we got rid of the dog because she was too much to handle. We told her a month before we were going to move and then, a few days after we were moved out she called and was upset because she didn't expect to have to replace all the carpet. She thought it was just the stairs. Now she is asking us to pay 2900. $ for the carpet.. She said in total it was 3500$. We are willing to pay some but not 2900.
Carpets are presumed to have a seven year useful life. How old were the carpets when you moved in? The value of the carpet may be $0 because of its age.
If your former landlord files a Complaint against you, you should consider hiring an attorney to protect you.
The lack of a lease does not prevent you from owing for damages which occurred during your tenancy beyond normal wear and tear.
