More details to this question:
Even though it stated 50:50 split in closing costs, ALL but $5.00 are being charged to the seller, buyer only paying $5 closing fees on a cash purchase $158,000. Seller is paying $11k in closing costs--is this right?

Many times the closing agents do not strictly conform to the terms of the buy/sell contract unless someone objects. You need to call the closing agent and demand a 50/50 split of all fees if that is the agreement.
