Eviction Notice Delivery Date Question

Asked on Mar 17th, 2014 on Residential Real Estate - Texas
More details to this question:
Hi, We sent our tenant a pay or quit notice via certified mail a week ago and a notice was left for him to pickup the certified mail at the post office last Monday on the 10th. He did not pick it up and we think he's buying himself time by not picking it up. He's behind on 2 months of rent already. What should we put for "notice was delivered on" date in this case? Thank you.

you have not perfected notice since he did not pick it up.  It might even be worth getting a private process server to deliver the notice for you.  Your District Court clerk will have a list for you. It may even be available on the internet.
