Grand deed without removing deceased name?

More details to this question:
I'm in California. My parents and I own a condo unit as joint tenants. My father passed away last year. My mom wants grand the deed to me and let me become the sole owner of the property. I'm wondering if it's necessary to remove my father from th deed then do th grand deed or I will automatically become the sole owner after my mom passes away. My father didn't have wills. Thank you

You'll have to record an affidavit and the death certificate removing your father's name from title. I do not suggest your mother transferring the house to you during your lifetime.  She should create a trust that names you as the beneficiary in order to avoid probate at her passing.
