how to remove a name from deed

More details to this question:
I have property that I have payed all taxes and been the sole resident of and would like to remove another person who has there name also on the deed but has not payed any taxes or resided on the property but will not willfully sign off so that I can secure it for my children.

You'll have to file a quit claim deed to remove someone from title who is not entitled to ownership of the property. You may also file a partition action to force the person to sell you their share.  Contact an attorney for a full consultation.
