More details to this question:
I moved out of an apartment on July 31st and shortly after received an itemized list of damages that took my security deposit and I had to pay on top of. It is now 2 months after I vacated the apartment and I received another itemized list of damages. In my lease it says they have to mail the list of damages within 30 days. Am I still responsible to pay for the second list of damages that was sent after the 30 day mark?

The Landlord must follow the statute exactly, they have a statutory number of days to act, if they don't they lose their rights.
