Lease to Own Contract

Hello, My parents used to live in Aurora, CO for a while and actually owned a house there. They decided to move back to Mexico but they left the house to some people that they knew. There was a LEASE TO OWN CONTRACT established where they were supposed to meet all requirements before they attempted to purchase property. However those terms were not met. The property is STILL under my parents name but they have no way of coming back to the U.S to be able to sell the property. The 'Lessee' is not willing to cooperate at all, and my question is..Do I need to hire a lawyer to get back the property and be able to sell it? If so, are we able to do it without being physically present? Any help of guidance would really help and is appreciated, thank you!

First you'll need to terminate the Lease to Own contract to obtain possession and the right to sell.  Then you property can be sold and your parents will not have to return to the US to do so. Terminating a Lease to Own contract can be technically challenging.  I recommend that you contact and attorney to assist you.
