QUESTION

Lease vs law

Asked on Mar 23rd, 2016 on Real Estate - Colorado
More details to this question:
I am planning on moving 04/10. My lease states I must give 10 days notice in writing, but doesn't state which day it must be given. Colorado law states that it must be at least 7 days notice and must be given no less than 7 days before the end of the month. I am on a month to month lease, if I give my notice today will I have to pay the full months rent for April or just the 10 days rent?

The terms of your lease control.  If it state 10 days that will override the statutuary minimum of 7 days notice.  If you want to stay to the 10th of the month you'll likely be responsible for the entire month rent. Hopefully, you can negotiate better terms with your landlord.   Good luck!
