QUESTION

Notice from Landlord

Asked on May 09th, 2013 on Real Estate - Colorado
More details to this question:
I was told in a text 2 days ago I needed to be out of my rental by the 30th of May. May's rent has already been paid. My lease ends June 30, 2013. I have paid late in the past also. Now he says I have less than 30 days to vacate and he wants late fees from the times I was late in the past. He took my rent money without late fees so is he still entitled to late fees and what should he be doing if he's breaking my lease early as well as not even giving me 30 days notice? Thank you.

If your rent is indeed paid and you are not in violation of any other terms of the lease your landlord cannot unilaterally end the contract.   At this point his notice is not a valid 3 day notice which would be required to start an eviction.  If Your landlord begins to evict you based on failure to pay rent or wrongfully withholds your security deposit, you should contact an attorney for help.
