Plumbing defect discovered during final walk through

More details to this question:
Our settlement is scheduled for 09:00am this morning. Last night during the final walk through while checking the plumbing fixtures we discovered a major water leak from the floor above water dripping done through recesses light fixtures through the ceiling. My question is what is our option at this point, can we get out of this contract w/o loosing our earnest money?

Impossible to answer without reading the contract, but most likely the seller would have a chance to make a repair to avoid losing the sale. It will all depend on what the contract says. The normal VAR contract requires plumbing to be in "good working order", but there are lots of contract variations out there.
