quick claim deed

More details to this question:
i signed a quick claim deed to my sister back in 1987 she never filed it. until this day. but in 1997 she had me sign a loan with the city for the repairs of the house. can i file a partition action to make her sell it or void the quick claim deed?

You would probably need at least two actions, a quiet title action and a partition action to properly adjudicate your title to the property and force to the sale of the property with the proceeds divided between you.  One of you could purchase the property from the other in the partition action.
