Quit Claim Deed for my rental property.

More details to this question:
I am selling my condo to my renter. It will take him five years to make payments and the balance of the purchase price will be paid at the end of the five years. He wants me to sign a quick claim deed now with him as the grantee. It looks like I will lose ownership of house.

You are correct you will loose ownership by signing a Quit Claim Deed.  You should consult an attorney about drafting Contract for Deed.
