More details to this question:
I inherited my mom's house she has a mortgage but I have my name on deed and the bank sold the mortgage to a debt collection company what do I do now my credit is not good to get loan with my name on the deed can they take the house

You inherited the house subject to the mortgage.  If you do not make the mortgage payments or pay the mortgage off, it can foreclose on the property.  A mortgage holder can assign the debt and mortgage rights to another person, like a debt collector, which would have the same basic rights as the original mortgage holder.
