More details to this question:
My real estate agent advised (text) that there was not a midnight deadline to send a release & cancellation. I still texted her before midnight that we would not proceed. Next day she sent release & cancel. Seller refuses to sign as it's "late", agent then sent 2nd release & cancel, & back dated it to within inspection period. Agent & her broker unresponsive re:their error and assuming I will just allow deposit or partial deposit to be lost..
