My brother and I own the family home. My brother wants nothing to do with it. I have been doing all maintenance, etc. My brother suggested drawing up an agreement that would give me the right to lease it and collect all rents every month, pay all bills, keep up with maintenance on said property. He just wants half the proceeds when I sell. Is this even legal?

Not only is it legal, it is a good idea, and done all the time.
