QUESTION

Reimbersement for Appraisal Fee.

Asked on May 04th, 2014 on Real Estate - Colorado
More details to this question:
Seller agreed to pay all closing costs. I had to provide our debit card# so the lender could order the Appraisal. I was told Colorado Law says the buyer actually pays up front for the appraisal and then you get reimbursed by the seller as the appraisal is considered a closing cost concession from the sellers. At closing, all other closing fees were covered except the appraisal fee. Do we have a legitimate claim here: We paid 6k more for the house so the sellers would cover ALL closing costs.

You may have had a case, although probably not worth pursuing because it is only a few hundred dollars.  You had the leverage to force the correction before the closing but after closing you have lost your leverage.  You can complain to the closing agent that the costs were not properly allocated.  That is your best option.   Good Luck,
