Seller is breaking terms of PA.

More details to this question:
I’m an agent. The purchase agreement that is executed and signed by the seller includes a provision to fix some windows. The seller now refuses to fix them. The sellers agent told me “he missed that in the PA”. My buyers have paid for an inspection, appraisal, and title work. The sellers even countered our original offer but never took the window repairs out of the PA. I know we’re in the defensible position. I know the buyers can walk and get their deposit back. But can they sue for other damages?

Buyers can sue for Specific Performance and, if the contract says so, get their attorney fees.
