Selling Raw Land /acreage

More details to this question:
My family owns land on St. Simons Island that is still in the name of my deceased grandmother ( 43 years) and her sister deceased (42 years). Both died without a will. My grandmother and grandfather and the spouse of my grandmother's sister are both long dead. My grandmother only had two children both deceased for years. However my grand Aunt her sister had 11 children, 8 deceased,3 still alive. Both my grandmother and her sister died intestate. I have a Buyer for the property, can I sell it as it is if the Buyer is willing? All of the living heirs are in the Glynn County area except one who is out of state. To change the name on the property from my grandmother's and her sisters to the living heirs will take how long? I have the original property deed dated 1888 and birth and death certificates for my grandmother, my self my mother's will and other documents like a deed of conveyance. A title search was done about 15 years ago, what other documents do I need? What will the costs be?

To give the short answer to your question: No, you can't sell the whole property as is- all you can sell is what you own, which it sounds like may be a fairly small interest. You do need to get the title cleared up, and then all of the current owners of the property will need to join in the sale to transfer the entire property. There's no possible way for anyone to be able to tell you in this kind of forum what that will cost or how long it will take, unfortunately.   The title search results will likely be helpful, along with the death certificates. If there was ever any administration of any estates connected with the property, that documentation would be helpful, and if you can get death certificates and lists of possible heirs for each currently deceased person who likely inherited an interest in the property, that will likely also help.    A real estate or probate attorney who works with Heirs Property may be able to help you and your family sort this out. You may also want to contact the Georgia Heirs Property Law Center- they are a group that works on exactly these kinds of issues.
