Termination of Commercial lease

More details to this question:
My landlord has promised on three separate occasions to fix a flooding issue. In our lease I am responsible for most everything, except the roof!! This last flood left me out of work for two days, I was told to submit my damages, and am now getting different stories as to who is responsible. At one point, I was told I may have to take it up with the building owner, whom I have no agreement with. I will be moving to a new place of business June 6, and would like my last months rent, security deposit, and the monies owed me in damages to fulfill the rest of my lease. Is this legal? Advice?

It really depends on what the lease says. It is likely that the lease provides the right to terminate or at least offset the rent when the facility effectively can't be used. In order to give a firm opinion though I would have to review the lease.
