When does a landlord need to submit rent increases in writing?

More details to this question:
I rent a home from a RE attorney and he has been increasing my rent since 2019 without any written notice. He did send me a text message to my cell phone but my phone died/replaced and message no longer there. Now in 2021 he's decided he wants to increase to $1300/month and I don't know what to do anymore. I keep giving him increase but I don't think this is right. I have no lease since original in 2012 quoting $700/month but now up to $900 verbally. He wants me to move ASAP but I'm 70 y/o with RA and leukemia and don't want to get out much due to Covid 19. Please help me

If you are month to month the LL can change the rate and terms every month to whatever they want. You either pay or you move out. Your age or circumstance are of no issue. If you can't afford to stay you hhave to move someplace you can afford.
