Could a trustee be held responsible for foreclosure action against a property?

More details to this question:
A friend called me up and advised me that he would be using me as a trustee for various estates and properties he owes, now I am receiving letters from county tax collectors, along with banks advising me of foreclosure. Can there be some fraud involved ?

It is an indication of suspicious activity when become a trustee without seeing and signing any trust documents.
