Can you please explain estate proceedings where the decedent had no will?

More details to this question:
I've been named admin of my Mother's estate. Her house still had a mortgage owed, my brother has been residing in the home since prior to her death. What can I expect to happen? I'm confused about this entire process. I've created an estate account and consolidated her cash assets.

Hire a local probate lawyer to file an application to determine heirship and issue letters of administration.
