QUESTION

Does it matter if there is a typographical error on the deed?

Asked on Jun 14th, 2016 on Estate Planning - Ohio
More details to this question:
My father passed and the house was recently transferred to my mother via certificate of transfer. I was reviewing the certificate of transfer deed on the county website and the legal description has a typo (one missing letter) on the street name (original deed listed no specific address). The parcel number, sub lot number, record plat, and distances are all correct. She is listed as the owner on the county website (all info correct on the county listing, she is listed as the owner). Should we worry about this? My concern is if there would be any issue when she tries to sell the house. If it is valid, can I just leave it be?

Filing a correction of a deed is common. I recommend doing it now rather than waiting and, possibly, messing up a sale in the future.
