I live in LA and own a townhouse in Germany, which I wanted to gift to my nephew in Germany. I will still collect the rent, pay for the repairs and have the right to live in it if I choose. I am a resident -alien and wanted to know if I have to pay gift tax here. My nephew will pay the gift taxes in Germany. Thank you for your answer and stay safe.
